Rental property touch-ups

Between-tenant touch-ups, mark removal and wall repairs — bringing a rental back to a presentable standard without automatically repainting every room.

An empty rental living room with freshly touched-up white walls

The window between tenants is short and every day vacant costs money. What a rental usually needs in that window is not a repaint — it is the scuffs along the hallway, the marks behind where the sofa sat, the patched picture hooks and the chipped door frame.

Tony works to that reality: a targeted visit that makes the property show well, priced and scoped so it fits between a vacate inspection and the first open home.

What is covered

  • Scuff and mark removal through high-traffic areas
  • Filling and painting picture hooks and wall plugs
  • Door, frame and skirting touch-ups
  • Small wall repairs from tenant damage
  • Single-room repaints where touch-ups will not cut it
  • Entry and exit condition work

How it works for agents and landlords

  1. Photos first

Send through the vacate photos or the condition report images. In most cases Tony can scope and price from those without a separate site visit.

  2. A straight recommendation

You will be told where touch-ups will do the job and where a wall or room genuinely needs a full coat — not up-sold into a repaint you do not need.

  3. Work to the window

Jobs are scheduled around the vacate and the next listing date where possible.

  4. Access sorted simply

Key collection or lockbox, whatever suits your office.

Common questions

Common questions

Can you quote without a site visit?
Usually yes, from photos. For larger or more damaged properties a quick look through is worth it, but for standard between-tenant work photos are typically enough.
Do you work with property managers?
Yes — landlords, property managers and agents are a core part of this service, and the process is built around how those jobs actually run.
Is a touch-up enough, or does the whole room need painting?
It depends on how old the paint is and how concentrated the damage is. Tony will give you a straight answer either way, including when touch-ups would be false economy.
